Aims
To prepare students for practice in understanding a commercial property transaction from site acquisition to letting and tenant default.
To examine in detail the sequential series of steps in a commercial property transaction – excluding legal acquisition.
To develop the skills of fact analysis; identifying legal issues ;client goals; implementing transactional procedures; problem solving; advising; writing and drafting within a commercial property context.
Learning Outcomes
1.
Demonstrate an appreciation of the nature of a commercial property transaction
2.
Identify planning issues and demonstrate knowledge of site selection criteria and
funding possibilities
3.
Demonstrate an awareness of the most important clauses in a standard
institutional lease and the balance struck between landlord and tenant for control
of premises, commerciality and rents payable
4.
Demonstrate an awareness of procedural renewal required under a commercial
lease and how to enforce a lease in the event of default.
