Aims
To develop understanding of the property development process for residential and commercial developments
To appreciate and evaluate the impact of planning regulation and controls on property development
Learning Outcomes

Undertake site analysis and property market research to investigate and evaluate development potential for a project site
2.
Analyse and evaluate the impact of planning policy and costs for a development project.
3.
Describe and analyse the entrepreneurial process as an architectural technologist providing innovative solutions to property development.
Module Content
Outline Syllabus:The role of the developer and the property development process
The role of different professionals, including the architectural technologist, in property development
Development appraisal: site analysis and environmental impact considerations
Property market research and development option analysis
Development costs including estimation of build costs
Commercial viability and developer profit
Planning and development: an overview of the planning system including planning policy; planning application process, fees and decision making process; planning agreements and obligations for the developer.
Finance and funding property development
Marketing completed developments
Concept design and presentation of property development proposal
Entrepreneurialism and the role of the chartered architectural technologist as a property developer
Additional Information:This module develops understanding of the property development process and develops professional and personal skills associated with entrepreneurialism from the perspective of the chartered architectural technologist.
