Aims

To undertake a commercial building inspection through the systematic appraisal of building defects causing decay and deterioration, in order to propose remediation solutions.

Learning Outcomes

1.
Investigate, appraise and report on the causes of typical defects to commercial buildings.
2.
Evaluate, select and cost appropriate remedial works to a range of typical defects and scenarios including heat loss reduction.
3.
Make informed judgements relating to building defects and overall condition in the context of building use, adaptation, ownership and associated legal frameworks

Module Content

Outline Syllabus:
Common building defects relating to commercial buildings, including defects related to foundations, masonry, timber, metal, dampness. Building inspections: survey procedures, recording a survey, survey reports. Technology and devices used by surveyors for undertaking building inspections. Thermal imaging for detection of heat loss Building Services: defects and inspections of drainage, water supply, heating and ventilation services, sick building syndrome. Selection criteria for remediation options including building refurbishment Building refurbishment and adaptation with reference to inclusivity Considerations for upgrading buildings including methods statements, schedules and risk assessments.

In this module students undertake a commercial building inspection through the systematic appraisal of building defects causing decay and deterioration, in order to propose remediation solutions.
Additional Information:
This module introduces students to the study of building defects, their causes and remedial measures, with reference to non-domestic buildings.
